Manson Associates Unveils Vision for the Regeneration of Dundee's Keiller Centre

Manson Associates has submitted proposals for the comprehensive redevelopment of the former Keiller Centre, presenting a new vision for one of Dundee's most significant city centre regeneration opportunities.

Designed on behalf of Dundee 1881 Ltd, the proposals seek to transform the long-vacant retail complex into a vibrant mixed-use neighbourhood that re-establishes activity within the heart of the city while responding to the evolving needs of Dundee's residents, students and businesses.

The development will provide 318 purpose-built student bedrooms, flexible commercial accommodation at street level and a series of new public spaces that reconnect surrounding streets and restore pedestrian permeability across a site that has become increasingly disconnected from the wider city centre.

For decades, the Keiller Centre occupied a strategic position within Dundee's commercial core. While once a successful shopping destination, changing retail patterns have left the building increasingly obsolete, creating an inward-facing environment that no longer contributes positively to the surrounding streets.

Our proposals fundamentally rethink the role of the site.

Rather than replacing one large building with another, the design re-establishes a network of active streets, publicly accessible spaces and well-defined building frontages that reinforce Dundee's historic street pattern. The architecture has been conceived to repair the urban grain, improve movement through the city centre and encourage activity throughout the day and evening.

The result is a development that becomes part of the city, rather than sitting apart from it.
